The City Council has since put an exclamation point on that commitment with extension and expansion of Tax Increment Reinvestment Zone #1. Grand Prairie properties along IH-30 near Belt Line Road have long been visible—yet until recently inaccessible. Due to Dallas/Fort Worth’s original Turnpike, no frontage roads existed until the Texas Department of Transportation began constructing them four years ago. As the last portion is completed in the next two years, Grand Prairie will finally have a well-located pallet of parcels that can be accessed and developed.

Our plan on the 12 acres is to develop a Sports Illustrated Hotel and Resort. The elements of the Sports Illustrated Resort at Grand Prairie includes a 250 room full service hotel, an 80,000 SF Water Park inclusive of a food and beverage court, SI Stadium, three full service restaurants, an SI Pub, an entertainment and retail zone inclusive of Epic Surf and an arcade.

The project is 3 miles to the east of the new 3,000,000 SF Apple office campus currently under construction and 2 miles to the northwest of The Domain, Austin’s 2nd downtown with dozens of high-rise buildings, restaurants and high-end shopping. Scrub Island Resort, Spa, and Marina

It is a full-service, 6-key condominium resort located on Scrub Island, a 30-acre private island in the British Virgin Islands. The resort opened in 2010 and underwent extensive renovation in 2018 and 2019.

The resort operated as Marriott’s first Autograph Collection in the Caribbean and has won numerous awards. Since affiliating in 2011, it has developed a substantial customer base. In 2003, Lainsail on behalf of Scrub Island Development Group (SIDG) began developing Scrub Island, the 230-acre private island on which the subject Resort is located in the BVI. Scrub Island is situated sixty miles south of Puerto Rico and 1.6 miles from the country’s international airport in Tortola.

Over the course of the next ten years, SIDG actively developed Scrub Island, opening the Resort in 2010 and affiliating with Autograph Collection in 2011, becoming Marriott International’s first Autograph Collection in the Caribbean. The Resort is no longer encumbered by Marriott’s franchise agreement as of August 2023 and is currently operating independently. Scrub Island comprises two land masses totaling 230 acres, Little Scrub and High Scrub, which are connected by a natural land bridge.

The existing development includes the following:

  • 52 resort guest rooms from 26 Marina Village suites (2-bedroom each)
  • 13 villas ranging from 2 to 6 bedrooms with gourmet kitchens, spacious living rooms, and private plunge or infinity-edge pools
  • 55-slip deep-water marina with capacity to accommodate yachts up to 160 feet in length
